Clinton Home Prices Range From $25,000 To $80,000 In Two Recorded Sales

CLINTON -- Thirteen property deeds were recorded in Clinton during the four weeks ending Sept. 19, but only two carried a sale price in Worcester County Registry of Deeds data as of this report, ranging from $25,000 to $80,000.

MARKET OVERVIEW Thirteen sales were recorded between Aug. 21 and Aug. 25. Of those, two have a recorded sale price so far, $25,000 and $80,000, producing a median of $52,500 among the priced sales. The remaining 11 deeds do not yet show a price in registry data; sale prices typically appear within about a week of recording, so more of this period's transactions are likely to show a price soon. By raw count, 13 recorded deeds in a four-week span is a notable volume for Clinton, but with prices missing from 11 of 13 sales, the overall dollar picture for the period remains incomplete.

TOP SALES The two sales with recorded prices led the period. A Clinton property, with a street address not specified in deed data, sold for $80,000 on Aug. 25. The sellers were listed as Wilson Mejia and Wilson A. Mejia, and the buyer was Digital Federal Credit Union. A condominium unit at 25 Greeley St., Unit 9, sold for $25,000 on Aug. 25. The sellers were Nancy Zaccone and Robert Parkhurst, and the buyer was Clinton Savings Bank. Bed, bath and square-footage figures were not available from deed records for either sale. The remaining 11 recorded transactions, spanning Aug. 21 through Aug. 25, await price data and cannot yet be ranked among the period's top sales.

NEIGHBORHOOD BREAKDOWN Greeley Street saw the most recording activity of any single street, with three deeds: 25 Greeley St. Unit 9 ($25,000), 235 Greeley St. (price not yet available) and 270 Greeley St. (price not yet available). Ridgefield Circle recorded two transfers on the same day, Aug. 21: 511 Ridgefield Circle and 511 Ridgefield Circle, Unit B, both with prices not yet available. By price tier, the two properties with recorded prices both fall under $100,000; the remaining 11 sales cannot yet be sorted by tier because their prices are not yet available.

MARKET NOTES A bank, credit union or mortgage-servicing entity appears as either grantor or grantee on eight of the 13 recorded deeds this period, including Digital Federal Credit Union, Clinton Savings Bank, Mortgage Electronic Registration Systems Inc., Nationstar Mortgage LLC, Countrywide Home Loans Inc. and Fairway Independent Mortgage Corp. The recorded property types included at least four condominium units, identified by unit numbers, at 25 Greeley St., 540 Main St., 19 Grove St. and 511 Ridgefield Circle. One deed, for 252 Chace St., listed both grantors with a "Tr" designation, Kurt A. Wallat and Judith D. Wallat, indicating a trust-held property. Price-per-square-foot comparisons are not possible because square footage was not available in deed data for any sale this period.
