CHARLTON -- Eight property transfers were recorded in Charlton between Sept. 4 and Oct. 3, but sale prices have posted for only three of them so far, leaving most of the period's activity still pending full data from the Worcester County Registry of Deeds.

MARKET OVERVIEW

The registry recorded eight sales in Charlton during the period. Of those, three carry a recorded sale price, ranging from $30,000 to $85,000, with a median of $50,000. The remaining five show price not yet available. Based on the raw count of eight recorded deeds, activity looks comparable to a typical four-week stretch for a town of Charlton's size, though the price gap limits how much can be said about overall market value this month.

TOP SALES

The highest-priced recorded sale was a Charlton property sold for $85,000 on Sept. 8; seller Nancy L. Jackson transferred the property to Leland H. Baker, trustee, and the Baker Family Trust. The second-highest was 5 Off Shore Dr., sold for $50,000 on Sept. 4; seller Sean R. Cyr transferred the property to Bank of America NA. The third was 300 Partridge Hill Rd., sold for $30,000 on Sept. 8; seller Paula B. Dryden transferred the property to All One Credit Union. The remaining five sales, at 319 Partridge Hill Rd., 18 Applewood Ln., 12 McKinstry Dr., 57 Worcester Rd. and 74 Hill Rd. Unit A, have no recorded price yet.

NEIGHBORHOOD BREAKDOWN

Partridge Hill Road accounted for two of the eight sales this period: 319 Partridge Hill Rd. (price not yet available) and 300 Partridge Hill Rd. ($30,000). No other street had more than one recorded sale. By price tier, among the three sales with recorded figures, all fell under $100,000: one in the $0-$50,000 range ($30,000) and two in the $50,000-$100,000 range ($50,000 and $85,000).

MARKET NOTES

Banks or mortgage-related entities appear as a buyer or seller in five of the eight recorded transfers: Nations Lending Corp. and Mortgage Electronic Registration Systems Inc. at 18 Applewood Ln.; Santander Bank NA at 12 McKinstry Dr.; Bank of America NA at 5 Off Shore Dr.; U.S. Bank NA, trustee, at 57 Worcester Rd.; and TruNorth Bank at 74 Hill Rd. Unit A. That is a notable share of this period's deed activity. No bed, bath or square-footage data was available in the deed records for any of the eight properties, so no price-per-square-foot comparison can be made this month.
