Charlton Deed Prices Range From $60,000 To $616,500 In July Sales

CHARLTON -- Eleven property deeds were recorded in Charlton between July 10 and Aug. 8, but only two listed a disclosed sale price, ranging from $60,000 to $616,500. The remaining nine transfers carried no consideration amount, a common feature of deed records that limits how much can be said about the month's overall pricing.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 11 real estate transfers in Charlton during the period. Of those, only two included a disclosed sale price: $60,000 and $616,500. Based on those two figures, the median sale price was $338,250. The remaining nine transfers, more than four-fifths of the total, listed no price. Eleven recorded deeds is a typical volume for a four-week stretch, but with price data available for only two of 11 transactions, the figures are too limited to characterize the period as active or quiet on price alone.

TOP SALES The highest-priced transaction was a $616,500 sale recorded July 15, with sellers Patricia Montville and Richard Montville and buyer Xavier Mayker Y Pires; the deed record for this transaction did not list a street address. A separate deed recorded the same day transferred 93 Haggerty Rd. from the same sellers, Patricia and Richard Montville, with no price or buyer listed.

The only other disclosed-price sale was 47 South Sturbridge Rd., which sold for $60,000 on July 14. The sellers were Audunn Valdimarsson and Audunn B. Valdimarsson, and the buyer was Cornerstone Bank.

No other deeds recorded in the period listed a sale price, so no additional transactions can be ranked by price.

Beyond those institutional parties, the remaining transfers list individual sellers, including several deeds naming two sellers with shared surnames, such as 1 Marissa Cir. (Shawn P.
