Brookfield recorded 12 property transfers between Sept. 4 and Oct. 3, but only two carry a sale price so far: $75,000 and $150,000, for a median of $112,500 among priced sales. The top recorded sale was 46 South Maple St. at $150,000, sold to Cornerstone Bank. Rice Corner Road led all s…
BROOKFIELD -- Twelve properties changed hands in Brookfield between Sept. 4 and Oct. 3, according to deeds recorded at the Worcester County Registry of Deeds, though sale prices have posted for only two of those transactions so far.
MARKET OVERVIEW Of the 12 recorded transfers, two carry a sale price in the registry's data: $75,000 and $150,000, for a median of $112,500. The other 10 transactions show no price yet, which typically reflects the week or so it takes for consideration amounts to post to the registry's records rather than any withholding by the parties involved. A dozen recorded transfers in a single month is a meaningful amount of activity for a town of Brookfield's size, judged on raw count alone. But with price data outstanding for all but two sales, the full financial picture of the month, including a complete range and median, will not be clear until the remaining figures post to the registry in the coming days. Readers who want the complete price picture may want to check back once the lag period passes.
TOP SALES Only two sales in this period carry a recorded price. A property at 46 South Maple St. sold for $150,000 on Sept. 15, the higher of the two. The deed lists Suzanne G. Gendreau and the Suzanne G. Gendreau Trust as sellers and Cornerstone Bank as buyer. A property listed in registry records without a specific street address sold for $75,000 on Sept. 17, with Emmanuel Orthodox Church as seller and the Roman Catholic Bishop of Worcester as buyer. Bed, bath and square footage figures are not part of the deed record for either sale. The remaining 10 transactions, which would otherwise round out this section by price, had no consideration amount available as of this report; once those prices post, this month's top sales could change.
NEIGHBORHOOD BREAKDOWN Rice Corner Road saw the most activity of any single street, with three separate transfers recorded during the period: 39 Rice Corner Road on Sept. 21, with Citizens Bank NA and Jennifer L. Santucci as sellers; 79 Rice Corner Road on Sept. 15, with Citizens Bank NA and Kimberly Eaton as sellers; and 145 Rice Corner Road on Sept. 14, transferred out of the Jonathan L. Julian Trust. Gay Road had two transfers, at 12 Gay Road on Sept. 21 and 31 Gay Road on Sept. 10. The remaining seven transfers were spread across Mockingbird Lane, Lakeview Avenue, Pleasant Street, South Maple Street, Quaboag Street, Green Street and one listing without a specific street address. Because only two of the 12 sales carry a price, a breakdown by dollar tier is limited to those two: one sale under $100,000 and one in the $100,000-to-$200,000 range.
MARKET NOTES Eight of the 12 recorded transfers list a bank or mortgage company as either grantor or grantee, including Citizens Bank NA, Webster Five Cents Savings Bank, Mortgage Electronic Registration Systems Inc., New Fed Mortgage Corp., AmeriHome Mortgage Co. LLC, Cornerstone Bank, Federal Savings Bank, North Brookfield Savings Bank and Nations Lending Corp. Two transfers involve a trust or estate within what appears to be the same family: the Arsenault Bernard A. Estate conveyed 5 Lakeview Ave. to Randy Beauregard on Sept. 18, and Jonathan L. Julian transferred 145 Rice Corner Road out of his own trust and into his individual name on Sept. 14. Suzanne G. Gendreau's sale of 46 South Maple St. likewise moved from her individual and trust capacity to Cornerstone Bank. No square-footage or property-type data appears in the deed records reviewed for this period, so no price-per-square-foot calculations or single-family-versus-condo comparisons can be made this month.
