BROOKFIELD -- Seven property transfers were recorded in Brookfield between July 17 and Aug. 15, but only three included a disclosed sale price, ranging from $189,000 to $350,000, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW Seven deeds were recorded during the period. Of those, three carried a disclosed consideration amount, ranging from $189,000 to $350,000, with a median sale price of $200,000. The remaining four transfers listed no sale price, which is common for family, trust or lender-related deed filings and does not necessarily indicate a private sale outside these figures. With just three disclosed prices, the sample is too small to characterize the broader market as active or quiet; the raw count of seven recorded deeds in a one-month span reflects routine transaction volume for the town.

TOP SALES The highest-priced transaction was an unspecified Brookfield property that sold for $350,000 on July 24, with CEP Real Estate LLC as seller and Yellow Breeches Capital LLC as buyer. The second-highest was 30 Lake Rd., which sold the same day, July 24, for $200,000; the seller was listed as the Paul W. Shailer Irrevocable Trust, with Neil Shailer as trustee, and the buyer was CEP Real Estate LLC. The third disclosed sale was 14 Pleasant St., which sold for $189,000 on July 24; Jeffrey K. Landine was the seller, and the deed lists Mortgage Electronic Registration Systems Inc. and Wells Fargo Bank NA as buyer, indicating a foreclosure-related transfer.

The four remaining transfers, all recorded price not disclosed, involved 11 Gay Rd. (seller Donna Laviolette, July 23), 87 Allen Rd. (sellers Gavin Torrence Granitto and Gabriella Alice Granitto, July 23), 141 Fiskdale Rd. (seller James Spahiu, buyer Middlesex Loans LLC, July 23), and 20 Brunnell Ave. (sellers Ronald L.
