Boylston's Lone Recorded Sale Price Comes in Far Below Typical Home Values

BOYLSTON -- Twelve property transfers were recorded at the Worcester County Registry of Deeds for Boylston between Aug. 28 and Sept. 26, but a sale price had posted for only one of them by the time records were reviewed.

MARKET OVERVIEW Of the 12 deeds recorded in the period, just one carried a sale price in the registry's data: the Sept. 8 transfer of 6 Intervale Rd. for $18,002. That figure represents a single transaction, not a range across the month's activity, so it cannot be treated as representative of typical home values in town. Prices for the remaining 11 transfers were not yet available as of this report. Sale prices generally post to the registry within about a week of recording, so a fuller price picture should emerge for most of these transfers in the coming days. With only one of 12 sales priced, no market-wide median or range can be calculated for the period as a whole. On raw count alone, 12 recorded deeds is a normal volume of registry activity for Boylston over a four-week stretch, though whether the period was active or quiet in terms of actual home sales, as opposed to other recorded transfers, will not be clear until more prices are posted.

TOP SALES 6 Intervale Rd. is the only transfer in this period with a sale price recorded so far: $18,002, dated Sept. 8. The deed lists Jonathan Lawton as seller and Urban Development as buyer. That price is well below typical home values, a pattern visible directly in the data.

Sale prices for the remaining 11 transfers had not posted as of this report. They include the Sept. 10 transfer of 211 Sewall St. from sellers Ronald J. Gaucher and Brian J. Gaucher; the Sept. 3 transfer of 64 Main St. from Reliance First Capital LLC to Carrington Mortgage Services LLC; the Aug. 31 transfer of 340 Green St. from Emma Elizabeth Downey to Surface Care Inc.; and the Aug. 28 transfer of 93 Stiles Rd. from Hannah Phairas to Dovetail Homes Inc. Because prices for these transfers are not yet available, they cannot be ranked against one another or against the Intervale Road transfer.

NEIGHBORHOOD BREAKDOWN Sewall Street was the only street with more than one recorded transfer in this period: a Sept. 10 deed involving the Sewall Street Condominium Trust and Rosemary Turo, and the separate Sept. 10 transfer of 211 Sewall St. from Ronald J. Gaucher and Brian J. Gaucher. The remaining 10 transfers were spread across 10 different streets, Intervale Road, Stockton Street, Main Street, Birchwood Drive, Adams Street, Mile Hill Road, Hillside Avenue, Green Street, Central Street and Stiles Road, with no other geographic concentration evident in the period. By price tier, only the $18,002 Intervale Road sale can currently be placed, in the under $500,000 range. The tier of the remaining 11 transfers cannot be determined until their sale prices are recorded.

MARKET NOTES Six of the 12 recorded deeds list a bank, mortgage servicer, or loan-related entity as a party, either grantor or grantee: Mortgage Electronic Registration Systems Inc., Quicken Loans Inc., Reliance First Capital LLC, Carrington Mortgage Services LLC, Digital Federal Credit Union, Rocket Mortgage LLC, Cambridge Savings Bank and Home Loan Center Inc. appear across those five transfers, a pattern more consistent with mortgage assignments or lender-related transfers than with owner-to-buyer home sales. One deed, recorded Sept. 2 for 1 Birchwood Dr., moved the property from trustee Jennifer A. Bounville to the Rivard Irrevocable Trust. Three of the 12 transfers list a corporate buyer, Urban Development, Surface Care Inc. or Dovetail Homes Inc., rather than an individual grantee. With only one of 12 sales carrying a recorded price this period, no price-per-square-foot comparison or property-type breakdown by value is possible.
