Berlin sale prices span $385,350 to $475,000 as more data arrives

BERLIN -- Eight properties changed hands in Berlin between Aug. 28 and Sept. 26, with recorded sale prices ranging from $385,350 to $475,000 and a median of $430,175, though pricing information for six of the eight transactions had not yet reached the registry by publication time.

MARKET OVERVIEW Worcester County Registry of Deeds records show eight sales in Berlin during the period, a mix of individual home sales, a multi-unit transaction and one sale involving a bank entity as seller. Only two of the eight deeds carried a recorded consideration amount, $475,000 and $385,350, producing the median of $430,175 cited above. The remaining six sales are recorded without a price, which is typical for recently filed deeds; sale prices generally appear in registry data within about a week of recording. Because most of this period's transactions are still awaiting price data, the current price range and median reflect only a partial picture of the month's activity, and the raw count of eight sales cannot, on its own, be characterized as active or quiet without additional context.

TOP SALES The highest-priced sale recorded during the period was $475,000, for a Berlin property sold by seller Touchette E Marie to buyer Cariveau Adam, recorded Sept. 4. The deed did not list a street address beyond the town of Berlin. The only other sale with a recorded price was 18 Alden Dr Unit 3, which sold for $385,350 on Aug. 31. The sellers were Opendoor Property J LLC and Opendoor Labs Inc, and the buyers were Zhanna Abidor and Leva Abidor. The remaining six sales in the period, at 207 South St, 146 Randall Rd, 12 Linden St, 280 Randall Rd, 18 Alden Dr and 16 Priest Rd, have not yet posted sale prices in registry data and could not be ranked among the period's top transactions.

NEIGHBORHOOD BREAKDOWN Randall Road saw two transactions during the period: 146 Randall Rd, sold Sept. 3 by sellers Tista Landelino and Garcia Mercedes Yolanda Garcia, and 280 Randall Rd, sold Aug. 31 by sellers Travaglini Brandon and Provencal Alianna. Neither sale has a recorded price yet. Alden Drive also saw two transactions, both recorded Aug. 31: 18 Alden Dr Unit 3, which sold for $385,350, and 18 Alden Dr, sold without a recorded price yet. Both deeds listed Opendoor Property J LLC among the sellers. Single sales were recorded on South Street, Linden Street and Priest Road. The South Street sale, at 207 South St, listed Touchette E Marie as seller, the same name that appears as seller in the period's top-priced sale, also recorded Sept. 4. The Linden Street sale, at 12 Linden St, listed sellers Brown Justine Morgan and Brown Burgess Graydon. The Priest Road sale, at 16 Priest Rd, listed sellers Citizens Bank NA and Cellucci Robert G.

MARKET NOTES Two of the eight recorded transfers, both on Alden Drive, involved Opendoor Property J LLC and its affiliate Opendoor Labs Inc as sellers; one of those two deeds carried a unit designation, indicating at least one condominium sale during the period, distinct from the single-family addresses elsewhere in the data. One transaction, at 16 Priest Rd, listed a bank entity, Citizens Bank NA, among the sellers alongside an individual. The Linden Street deed listed two sellers sharing the surname Brown. The South Street deed listed a seller name matching the seller in the period's highest-priced sale, recorded the same day; that pattern is noted for context only, since deed data does not confirm whether the two are the same property or transaction. With six of the eight sale prices still pending at publication, a fuller picture of pricing for the period should emerge as registry data updates in the coming days.
