BERLIN -- Ten property deeds were recorded in Berlin between July 17 and Aug. 15, but only two disclosed a sale price, leaving most of the month's transactions without public pricing data.

MARKET OVERVIEW Ten sales were recorded in Berlin during the four-week period. Of those, two included a disclosed sale price, $117,250 and $599,000, a range that produces a median of $358,125. The other eight deeds, covering addresses on Village Lane, Marlboro Road, West Street, Lyman Road, Derby Road and Auburn/Autumn Ridge Road, did not include a consideration amount in the recorded data. With eight of 10 deeds lacking price information, the period's overall price trend cannot be assessed from the available data beyond the two disclosed transactions.

TOP SALES Only two Berlin transactions in this period disclosed a sale price, so both are listed here. A property in Berlin, with no street address specified in the deed, sold for $599,000 on July 22. Sonia Coraccio and Bozena Pardo were listed as sellers; Drew Mortgage Associates Inc. and Mortgage Electronic Registration Systems Inc. were listed as buyers. 27 Auburn Ridge Road sold for $117,250 on July 20. Michael Dowd and Callie Dowd were listed as sellers; Drew Mortgage Associates Inc. and Mortgage Electronic Registration Systems Inc. were listed as buyers. The remaining eight sales recorded in the period did not disclose a price and cannot be ranked among top sales.

NEIGHBORHOOD BREAKDOWN West Street recorded two transfers: 36 West St., sold July 24 with price not disclosed, and 42 West St., sold July 20 with price not disclosed. Village Lane had two recorded deeds for the same address, 31 Village Lane and 31 Village Lane Unit 31, both dated July 27 and both without a disclosed price. A pair of deeds recorded July 20 listed sellers Michael Dowd and Callie Dowd at addresses recorded as 27 Auburn Ridge Road, with a disclosed price of $117,250, and 27 Autumn Ridge Road, price not disclosed; the two street names in the registry data differ by one letter. By price tier, among the two sales with disclosed prices, one falls under $500,000 and one falls between $500,000 and $1 million. Price tier cannot be determined for the remaining eight sales.

MARKET NOTES Beds, baths and square footage were not available in the deed data for any property in this period.
