Two of 13 East Brookfield Sales Show Prices as Registry Data Lags

EAST BROOKFIELD -- Thirteen property deeds were recorded in East Brookfield between Sept. 11 and Oct. 10, but sale prices have posted to the registry for only two of them so far, leaving most of the period's transfers without pricing data.

The second was 183 W Sturbridge Road, sold Sept. 15 for $25,000. The seller was Felicia Guinard; the buyers were Total Mortgage Services LLC and Mortgage Electronic Registration Systems Inc.

Price not yet available for the remaining 11 recorded deeds: 120 Blaine Ave., 117 Draper Road, 122 Blaine Ave., 114 Knox Trail Road, 294 East Main St., 285 West Main St., 128 North St., 121 Maple St., 202 Stone Road, 155 Dunnbrook Road, and a second deed recorded at 183 West Sturbridge Road.

NEIGHBORHOOD BREAKDOWN

Blaine Avenue: Two sales recorded on consecutive days, 122 Blaine Ave. on Oct. 1 and 120 Blaine Ave. on Oct. 2. Neither has a recorded price yet.

West Sturbridge Road: Two separate deeds were recorded at the same address, listed as 183 W Sturbridge Road and 183 West Sturbridge Road, both dated Sept. 15. One carries the $25,000 price noted above; the other's price is not yet available.

All other recorded sales, on Draper Road, Knox Trail Road, East Main Street, West Main Street, North Street, Maple Street, Stone Road and Dunnbrook Road, were single transactions with no street-level clustering.

By price tier: Both of the two recorded sale prices fall under $500,000. No tier breakdown is possible for the remaining 11 sales since their prices are not yet available.

East Brookfield Town Conservation appears as a party in two transfers: as a seller alongside Sharon Whitcomb at 294 East Main St., and as a buyer alongside Gary E. Posson at 121 Maple St.

Two transfers involved an estate as seller: 202 Stone Road (Pamela R. Dean estate) and the second 183 West Sturbridge Road deed (Stephen E. Londergan estate, with Melissa Racine).
