Two disclosed Blackstone sales this period land in $600,000 to $700,000 range

BLACKSTONE -- Worcester County Registry of Deeds records show nine property transfers in Blackstone between Aug. 14 and Sept. 12, but sale prices were disclosed in only two of them, both in the $600,000-to-$700,000 range.

Nine deeds were recorded in the four-week period. Of those, two included a disclosed consideration amount, ranging from $621,150 to $708,750, with a median of $664,950 based on those two sales. The remaining seven transfers, five-sixths of the dataset, list "price not disclosed," which the registry treats as a normal and legal designation, not a missing record. Because priced data covers only two of nine transactions, the range and median above describe those two sales specifically and should not be read as representative of the full month's market. The raw count of nine recorded deeds indicates a period of ordinary transfer activity; there is no prior-period data in hand to say whether that pace is higher or lower than usual.

A property in Blackstone sold for $708,750 on Aug. 18, transferred from Big Z Realty LLC to Operative Bank [laredo]. This was the highest disclosed price in the dataset.

89 Elm St. sold for $621,150 on Aug. 17. The sellers were Steven R. Labonte and Tracy L. Labonte; the buyer was NAF Cash LLC.

The remaining seven recorded transfers, at 10 Fox Run Rd. Unit 10, 125 Milk St., 25 Montcalm Ave., 30 Lloyd St., 280 Blackstone St., 141 Mendon St. and 101 Edgewater Dr., did not include a disclosed sale price, so they cannot be ranked against the two above.

NEIGHBORHOOD BREAKDOWN

No two sales in this period shared the same street. The two disclosed-price transactions, the unspecified Blackstone address and 89 Elm St., both fell between $600,000 and $750,000. The seven undisclosed-price transfers were spread across Fox Run Road, Milk Street, Montcalm Avenue, Lloyd Street, Blackstone Street, Mendon Street and Edgewater Drive, with one sale per street.

MARKET NOTES

Bed, bath and square-footage figures were not available in the deed records for any of the nine sales. One property, 10 Fox Run Rd. Unit 10, is recorded as a unit within a larger building, indicating a condominium transfer; the other eight transfers list single street addresses without unit numbers.
