Sparse price disclosures mark 12 Spencer property transfers recorded in August

SPENCER -- Twelve properties changed hands in Spencer between Aug. 14 and Sept. 12, according to deeds recorded at the Worcester County Registry of Deeds. Sale prices were disclosed in only two of those transactions.

MARKET OVERVIEW The registry recorded 12 property transfers during the four-week period. Of those, two included a disclosed sale price: $100,000 and $200,000, producing a median of $150,000. The other 10 transactions, including trust transfers, a bank-related transfer and two sales involving the Spencer town treasurer, were recorded without a stated price, which is common for these deed types. Twelve recorded transfers in roughly a month is a notable raw count for a town of Spencer's size, though with price disclosed on just two of 12 deeds, the data does not support a broader read on market pricing this period.

TOP SALES 41 Sherman Grove sold for $200,000 on Aug. 14. The seller was Richard A. Benoit Jr. and the buyers were William and Maribeth Staruk. 50 Ash St. sold for $100,000 on Aug. 18. The sellers were R. Wayne Bailey and Deborah J. Bailey, and the buyer was Webster First Federal Credit Union. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Sherman Grove saw two recorded transfers on Aug. 14: 41 Sherman Grove and 0 Sherman Grove, both moving from Richard A. Benoit Jr. to William and Maribeth Staruk on the same date. Shore Drive also saw two transfers: 17 Shore Dr., from the Spencer town treasurer to Jose Manuel Diaz on Aug. 18, and 7 Shore Dr., from Webster First Federal Credit Union to Charles O'Connor on Aug. 17. The remaining eight recorded transfers were spread across individual streets: Ash Street, Bell Street, Capen Road, Crestview Drive, Demers Drive, Sherry Lane, Sherwood Drive, and an unlisted Spencer address, each with one transaction apiece. With price disclosed on only two of 12 deeds, no price-tier breakdown could be calculated for the period.

MARKET NOTES Three of the 12 recorded transfers were trust-related within an existing ownership interest rather than sales to a new party: 20 Bell St. moved from Michael J. Coffey, as trustee, to the Michael J. Coffey Revocable Trust; 4 Crestview Dr. Unit 59 moved from Edythe Helen Stoddard to Edythe Helen Stoddard, as trustee; and 2 Demers Dr. moved from Gary and Denise Russ to the Denise M. Russ Irrevocable Trust and Joseph R. Russ, as trustee. Two transfers listed the Spencer town treasurer as seller: an unlisted Spencer address to Teo Osmar Osorio and 17 Shore Dr. to Jose Manuel Diaz, both recorded Aug. 18. One transfer, 1 Sherry Ln., moved from Kramer Mortgage Corp. to Mortgage Electronic Registration Systems Inc., a lender-side assignment rather than a sale to an occupant. 4 Crestview Dr. Unit 59 was the only address in the period identified with a unit number, indicating a condominium unit; the remaining 11 addresses were listed without unit designations. Deed records do not include bed, bath or square footage data, so no price-per-square-foot comparisons could be made this period.
