Princeton home sale tops $250,000 as September prices remain mostly unlisted

PRINCETON -- Ten property transfers were recorded in Princeton during the four weeks ending Oct. 10, but only three carried a listed sale price in the Worcester County Registry of Deeds data, leaving most of the month's market activity still to be priced.

MARKET OVERVIEW Ten sales were recorded between Sept. 11 and Oct. 10. Of those, three carry a recorded consideration amount, ranging from $22,000 to $250,000, with a median of $40,000 among the priced transactions. The remaining seven show price not yet available. Based on the raw count of 10 recorded deeds, September activity in Princeton looks comparable to a typical month, though the low share of priced sales (three of 10) means a fuller read on where values landed will depend on prices that have not yet reached the registry.

TOP SALES The month's highest recorded sale was 104 Ball Hill Rd, which sold for $250,000 on Sept. 21. Jacob B. Aziz was the seller; the buyers were Mortgage Electronic Registration Systems Inc. and Northpoint Mortgage Inc. 274 Brooks Station Rd sold for $40,000 on Sept. 14. Samantha A. Tedford and Ian B. Gold were the sellers; Operative Bank was the buyer. A third parcel in Princeton (no street address provided in the deed data) sold for $22,000 on Sept. 14. Timothy D. Legros and Nichole Legros were the sellers; Webster First Federal Credit Union was the buyer. The remaining seven sales, at 8 Oak Cir, 19 Fitchburg Rd, 166 Ball Hill Rd, 13 Goodnow Rd, 10 Clearings Way, 49 Beaman Rd and 4 Goodnow Rd, have price not yet available.

NEIGHBORHOOD BREAKDOWN Ball Hill Road had two recorded transfers this period: 104 Ball Hill Rd ($250,000) and 166 Ball Hill Rd (price not yet available). Goodnow Road also had two: 13 Goodnow Rd and 4 Goodnow Rd, both price not yet available. The remaining six sales were spread across six different streets: Oak Circle, Fitchburg Road, Clearings Way, Beaman Road, Brooks Station Road and one Princeton transfer with no street address listed. Among the priced sales, two fell under $50,000 (274 Brooks Station Rd and the unaddressed Princeton parcel) and one, 104 Ball Hill Rd, exceeded $200,000.

MARKET NOTES No bedroom, bathroom or square-footage data accompanied any of the 10 deeds, so no price-per-square-foot or property-type comparison can be made this period.
