Only Two Of Southbridge's 11 September Sales Carry Recorded Prices

SOUTHBRIDGE -- Eleven property deeds were recorded in Southbridge between Sept. 11 and Oct. 10, but a sale price has reached the registry for only two of them so far. Both of those priced sales closed in the period's first week.

MARKET OVERVIEW

Of the 11 recorded deeds, two carry a listed sale price: $100,000 for a home on Benefit Street and $200,000 for a property sold by Main Street Realty LLC. The median of those two recorded prices is $150,000, and the full price range for the period is $100,000 to $200,000. The remaining nine deeds show price not yet available, which reflects the typical lag between recording and when the registry's price data populates, not a withheld figure. With only two of 11 deeds priced, there isn't enough price data yet to characterize the period as active or quiet; that picture should fill in as more considerations post.

TOP SALES

The $200,000 sale, recorded Sept. 11, was sold by Main Street Realty LLC to buyer Lee T. Morse. The deed record for this transaction does not list a specific street address.

20 Benefit St. sold for $100,000, recorded Sept. 15. The sellers were Basil Salim and Megan Salim, and the buyer was Digital Federal Credit Union.

No other sales in this period have a recorded price yet. The remaining nine transfers, listed below by street, are pending price data from the registry.

NEIGHBORHOOD BREAKDOWN

Hamilton Street had two separate transfers on the same day: 140 Hamilton St. and 148 Hamilton St. were both sold by Brynes Investment Group LLC, recorded Sept. 11. Price is not yet available for either.

The remaining transfers were spread across individual streets with no other repeat addresses: 141 Old North Woodstock Road, 72 High St., 34 Country Club Place, 166 Dennison Hill Road, 875 Main St., 76 Elm St. and 198 Ashland Ave., each recorded between Sept. 11 and Sept. 15. Price is not yet available for any of these. Because only two of the 11 deeds carry a price, a breakdown by price tier isn't meaningful this period.

Two of the recorded transfers involved trust entities on the seller side: 34 Country Club Place, where Suzanne S. Bousquet, as trustee, transferred the property to the Suzanne S. Bousquet Revocable Trust; and 875 Main St., sold by Carolyn M. Partlow as trustee.

Four of the recorded deeds listed a bank, loan servicer or mortgage-registration entity as seller: Mortgage Electronic Registration Systems Inc. (141 Old North Woodstock Road and, with Rocket Mortgage LLC, 76 Elm St.), Santander Bank N.A. (166 Dennison Hill Road), and LoanCare LLC (198 Ashland Ave.). The deed data doesn't indicate why these entities are sellers of record.

Property type, bedroom and bathroom counts, and square footage are not fields captured in deed records, so no unit-level or price-per-square-foot comparisons are possible for this period.
