Only one of Sterling's 12 recorded September sales carries a price so far

STERLING -- The Worcester County Registry of Deeds recorded 12 property transfers in Sterling between Sept. 11 and Oct. 10, but sale prices have posted for only one of them so far, a reminder that registry pricing data typically trails the recorded deed by about a week.

MARKET OVERVIEW Twelve sales were recorded in the period. Only one carries a sale price in the registry data so far: $100,000 for 8 N Row Rd. With just one priced transaction, the $100,000 figure stands as both the low and high end of the known range and the de facto median; it is not yet a reliable gauge of overall market value for the month. Based on the raw count alone, 12 recorded transfers is a typical volume for a one-month window in a small town, though the dataset cannot yet speak to pricing activity until more consideration amounts post.

TOP SALES 8 N Row Rd sold for $100,000, recorded Sept. 11. The sellers were Brittany Wilhelm and Christopher Wilhelm; the buyer was Clinton Savings Bank. No other sale in this period has a recorded price, so no further ranking by price is possible this month. The remaining 11 recorded transfers, listed by date, are: 8 Fitch Farm Rd (Sept. 17), 26 Osgood Rd, 19 Waushacum Ave, 280 Leominster Rd and 55 Redstone Hill Rd (all Sept. 15), a parcel with no listed street address, 68 Pratts Junction Rd and 221 Chace Hill Rd (Sept. 14), and 15 Leos Way, 15 Leos Way Unit 15 and 256 Justice Hill Rd (Sept. 11). Prices for all 11 are not yet available.

NEIGHBORHOOD BREAKDOWN Leos Way accounts for two of the 12 recorded transfers, both dated Sept. 11: one for 15 Leos Way, with C D Corrinne Builders Inc as seller, and one for 15 Leos Way Unit 15, with Karen P Walsh as seller. No other street in this period had more than one recorded transfer. The remaining nine sales are spread across nine different streets: Fitch Farm Road, Osgood Road, Waushacum Avenue, Leominster Road, Redstone Hill Road, Pratts Junction Road, Chace Hill Road, Justice Hill Road, and one parcel recorded without a street address. None of those prices have posted yet, so no price-tier breakdown is possible this month.

MARKET NOTES Half of the period's transfers, six of 12, listed a bank, credit union or mortgage-servicing entity as either seller or buyer: Mortgage Electronic Registration Systems Inc and Amerisave Mortgage Corp at 8 Fitch Farm Rd; Santander Bank NA at 280 Leominster Rd; UMass Five College Federal Credit Union at 55 Redstone Hill Rd; TD Bank NA at 68 Pratts Junction Rd; Residential Mortgage Services Inc and Mortgage Electronic Registration Systems Inc at 221 Chace Hill Rd; and Clinton Savings Bank as buyer at 8 N Row Rd. Three transfers involved a trust as seller: Waushacum Avenue Realty Trust at 19 Waushacum Ave, the Valerie V Chase Revocable Living Trust transferring to Sterling Land Trust Inc on the address-less parcel, and a trust held by Mathew/Matt Lucarelli at 256 Justice Hill Rd. One sale, 15 Leos Way, listed a construction company, C D Corrinne Builders Inc, as seller, and a companion recorded unit, 15 Leos Way Unit 15, indicates a condominium conversion on the same site. Bed, bath and square-footage figures are not available from deed records and are omitted. Given that 11 of 12 sales have no posted price, no price-per-square-foot or property-type pricing comparison is possible this month.
