Only One of Nine Barre Property Sales Has Recorded Price So Far

BARRE -- Worcester County deed records show nine property transfers in Barre over the past month, but pricing information has reached the registry for just one of those sales so far.

MARKET OVERVIEW Nine sales were recorded in Barre between Sept. 11 and Oct. 10. Of those, only one carries a sale price in the registry's records so far: $875,000. Because pricing data for the other eight transactions has not yet reached the registry, that $875,000 figure stands as both the low and high end of the known price range, and as the only basis for a median, for now. Sale price data for Worcester County deeds typically appears within about a week of recording, so prices for several of the month's later transactions may still be forthcoming. With nine recorded transfers and limited price data, the raw count alone does not indicate whether the period was more or less active than usual, since no comparison figures were provided.

TOP SALES The only sale with a recorded price was an $875,000 transaction that closed Sept. 18. The deed lists Kassandra L. Harwood and Jennifer L. LaFoe as sellers and Jordan Willis and Chelsea Willis as buyers; the registry's record for this transaction did not include a street address. The remaining eight sales recorded during the period have no price on file yet, so they cannot be ranked against it.

NEIGHBORHOOD BREAKDOWN Two sales were recorded on Loring Road: 467 Loring Road and 453 Loring Road, both sold Sept. 18, with Kassandra Harwood and Jennifer L. LaFoe listed as sellers on each, the same sellers named on the month's lone priced sale. Old Dana Road also saw two transactions: 1082 Old Dana Road (Sept. 16, sellers Matthew and Sarah Shanor) and 1026 Old Dana Road (Sept. 14, sellers Todd M. and Carissa A. Wozniak). The remaining recorded sales were scattered across town: 48 Allen Drive (Sept. 17), 24 North Brookfield Road (Sept. 16), 35 Nichols Road (Sept. 15) and 340 Fruitland Road (Sept. 14). None of these eight has a recorded price yet.

MARKET NOTES The sellers on the two Loring Road transactions, Kassandra Harwood and Jennifer L. LaFoe, also appear as sellers on the period's one priced sale, all three recorded the same day, Sept. 18. The deed for 48 Allen Drive lists Robert A. Rapisarda and Christina Rapisarda as trustees, indicating a trust-held property. The deed for 340 Fruitland Road lists Angelo G. Salvadore as trustee transferring to the Angelo G. Salvadore Fruitland Road Trust, a within-family trust transfer. The deed for 35 Nichols Road lists Mortgage Electronic Registration Systems Inc. as seller and Freedom Mortgage Corp. as buyer, both mortgage-industry entities rather than individual owners. The deed for 24 North Brookfield Road lists EnerBank USA alongside an individual seller. With eight of the nine recorded transactions lacking sale-price data, no price-per-square-foot or property-type comparison is possible for this period.
