OAKHAM -- Eight property transfers were recorded in Oakham between Sept. 11 and Oct. 10, but only one carried a sale price in registry records as of this writing, leaving most of the period's real estate activity without a dollar figure attached yet.

Worcester County Registry of Deeds records show eight property transfers in Oakham for the period. Of those, one lists a recorded consideration amount: $40,000. That single figure sets both the price range and the median for the period at $40,000. The other seven transfers had not had a price posted to the registry as of this report; sale prices typically appear within about a week of recording, so additional figures may surface after publication. The only transaction with a recorded price was an Oakham property that sold for $40,000 on Sept. 25. Deed records list the sellers as Robert F. Corcoran Jr. and Carla J. Two of the eight recorded transfers, at 357 Barre Rd. and 1825 N. Brookfield Rd., list Mortgage Electronic Registration Systems Inc. as a party transferring to Reverse Mortgage Funding LLC and Rocket Mortgage LLC, respectively, a pattern typically associated with mortgage assignments rather than conventional home sales between buyers and sellers. The Crawford Road transfer involves parties under variations of the same business name, Toomey M J Inc and M J Toomey Inc, and the Stone Road transfer lists the Hughes Family Trust transferring to Jenny Lee Hughes as trustee, both consistent with internal entity or family trust transfers rather than open-market sales. No bed, bath or square-footage figures accompanied any of the eight deeds reviewed, so no price-per-square-foot comparison is possible for this period.
