Only One Of 13 Sturbridge Property Transfers Shows A Recorded Sale Price

STURBRIDGE -- Thirteen property deeds were recorded in Sturbridge between Sept. 11 and Oct. 10, but registry data shows a sale price for only one of them, leaving most of this period's market activity still to be measured.

MARKET OVERVIEW Thirteen deeds were recorded in the roughly four-week period. Of those, only one carries a sale price so far: $94,971, recorded Sept. 15. That single figure is, by necessity, both the low and high end of the price range and the median for the period. Prices for the other 12 transfers typically post to the Worcester County Registry of Deeds within about a week of recording and had not yet appeared as of this report. A raw count of 13 recorded deeds in four weeks points to a reasonably steady pace of property transfers, but with pricing data available for just one transaction, it is not yet possible to judge whether September was a strong or soft month in dollar terms.

TOP SALES With only one of the 13 recorded transfers carrying a posted price, the top sales list for this period contains a single entry. A Sturbridge property transfer recorded Sept. 15 for $94,971 listed sellers Ryan Jansson and Elaina Jansson and buyers LoanDepot.com LLC and Dart Collateral Manager LLC. No street address was included in the registry data for this transfer, and no beds, baths or square footage figures were available.

NEIGHBORHOOD BREAKDOWN No two of the 13 recorded deeds this period occurred on the same street, so no single-street cluster emerged. Because a sale price is available for only one transaction, the sales cannot be grouped into price tiers. The clearest pattern in the data is by party type rather than geography or price. Eight of the 13 deeds list a bank, credit union or mortgage-registration company as the seller: transfers on Woodside Circle, Cedar Street, Lake Road, Crescent Way, Chamberlain Avenue, Arnold Drive, Brookfield Road and Hall Road. Two transfers, on Finlay Road and Paradise Lane, moved from a trust to an individual sharing the trust holder's name. One transfer, on Arnold Road, was between two individuals sharing a last name. One exception stands out: the Stallion Hill Road transfer, from Vertex Towers LLC to Blue Sky Towers IV LLC and BSTMA IV LLC, involved two corporate entities rather than individual buyers or sellers, indicating a commercial or infrastructure-related transfer rather than a residential sale.
