Only One of 13 September Clinton Home Sales Shows a Recorded Price

CLINTON -- Clinton recorded 13 property transfers at the Worcester County Registry of Deeds between Sept. 11 and Oct. 10, but only one of those sales had a price posted to the registry as of this report: a $408,500 condominium sale on Ridgefield Circle.

MARKET OVERVIEW

Thirteen deeds were recorded for Clinton properties during the period. Of those, one carried a recorded sale price, $408,500, which sets both the price range and the median for the month at $408,500. The remaining 12 transactions show no consideration amount yet, which is typical for deed data; prices generally post to the registry within about a week of recording and are not available at the time of this report. The volume of 13 recorded transfers in a four-week window indicates a steady level of property activity in town, independent of how many of those transfers have priced out so far.

The lone transaction with a confirmed price is the only entry that can be ranked. The unit at 923 Ridgefield Circle, Unit 923C, sold for $408,500 on Sept. 11. The sellers were Mark Lawson and Sherry Lawson; the buyer of record is listed as Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. also named on the deed. Price not yet available for the other 12 transfers recorded during the period, including deeds on Water, Main, Wilson, Milton, Linwood, Eagle Nest, Orange and Berlin streets, so they cannot yet be ranked by sale price.

NEIGHBORHOOD BREAKDOWN

Three streets had multiple recorded transfers this period. Main Street had two, at 307 Main St. and 378 Main St. Berlin Street had two, at 47 Berlin St. and 377 Berlin St. Ridgefield Circle also had two, the priced condominium unit at 923C and a separate deed for 923 Ridgefield Circle involving the Knox Realty Trust and Carol E. Knox as trustee. The remaining seven transfers were spread across individual addresses on Water, Wilson, Milton, Linwood, Eagle Nest and Orange streets, with no other street-level clustering evident in the data.
