North Brookfield's top recorded sale this period was a mortgage filing, not a home sale

NORTH BROOKFIELD -- North Brookfield recorded 11 property transfers between Sept. 11 and Oct. 10, but only four carry a sale price in registry data so far, ranging from $90,000 to $433,650. The month's highest-value filing involved a mortgage company and carried no listed street address, while Mount Guyot Street saw the same $219,900 figure recorded twice in one day.

MARKET OVERVIEW

Eleven deeds were recorded in the Worcester County Registry of Deeds for North Brookfield properties during the period. Of those, four show a recorded consideration amount, with a price range of $90,000 to $433,650 and a median of $219,900. The remaining seven show price not yet available, which is typical when a sale price has not yet reached the registry's data, generally within about a week of recording. With only four priced sales to measure against, the raw count of 11 recorded deeds does not by itself indicate whether the period was active or quiet; a fuller read of pricing will depend on data that posts in the coming days.

TOP SALES

The month's largest recorded transaction, $433,650, was filed Sept. 18 with no street address listed. The seller was Le Minh Ngoc, and the buyer was listed as Ross Mortgage Co Inc and Mortgage Electronic Registration Systems Inc, a pairing of names typically associated with a mortgage filing rather than an owner-to-owner sale.

Two transfers at $219,900 each were recorded Sept. 16 at Mount Guyot Street. One, at 21 Mt Guyot St, listed BHO Realty LLC as seller and Wayne Schlegel as buyer. The other, at 21 Mount Guyot St, listed Wayne A. Schiegel as seller and NKM Holdings LLC as buyer, a same-day, same-price pairing at what appears to be the same address under two spellings of both the street name and the seller's name.

The fourth priced transaction, $90,000, was recorded Sept. 14 at 47 Gilbert St. Christopher T. Lee was the seller, and Webster First Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN

Mount Guyot Street was the most active street in the period, with three recorded filings: the two $219,900 transfers at 21 Mt Guyot St / 21 Mount Guyot St on Sept. 16, plus a separate transfer at 15 Mount Guyot St on Sept. 11 with no price yet listed. No other street had more than one recorded transfer: Brickyard Road, Hillsville Road, South Main Street, Smith Hanson Road, Summer Street, Gilbert Street and Grove Street each had a single filing.

By price tier among the four sales with recorded figures, one fell under $100,000 (Gilbert Street), two fell in the $200,000-$300,000 range (both Mount Guyot Street), and one exceeded $400,000 (the address-less filing with Ross Mortgage Co and MERS).

Several of the period's transfers list banks, mortgage companies or loan servicers as grantor or grantee rather than individual buyers and sellers. Besides the $433,650 filing naming Ross Mortgage Co Inc and MERS, the Smith Hanson Road transfer lists Bank of America N.A. as seller and First American Mortgage Solutions LLC as buyer, the Grove Street transfer lists Lakeview Loan Servicing LLC as seller and ServiceMac LLC as buyer, and the Gilbert Street sale's buyer is Webster First Federal Credit Union. These pairings are consistent with mortgage recordings or loan-servicing transfers rather than traditional owner-to-owner home sales.

The 95 S Main St filing, recorded Sept. 18 with Kim Chau LLC as seller and Le Minh Ngoc as buyer and no price yet listed, shares a date and a name with the $433,650, address-less filing naming Le Minh Ngoc as seller. The pairing is consistent with a purchase-money mortgage recorded alongside a sale, which is why the larger dollar figure appears without a street address in the registry data.

One transfer, at 21 Hillsville Rd, lists a buyer and seller who share the Buzzell surname, consistent with a transfer within the same family. No sale price was listed for that filing.

No bed, bath or square-footage data accompanies any of the 11 filings, so no price-per-square-foot comparison is possible this period.
