Median Sale Price Hits $277,760 As Webster Deed Filings Show Wide Price Range

WEBSTER -- Sixteen property deeds were recorded in Webster between Aug. 14 and Sept. 12, but a sale price was disclosed in only five of them, led by a $570,000 condominium sale on Treasure Island Road.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 16 property transfers in Webster during the period. Among the five sales with a disclosed price, the range ran from $10,000 to $570,000, with a median sale price of $277,760. The other 11 transfers, more than two-thirds of the total, carried no disclosed consideration amount, which limits how much can be concluded about pricing trends from the raw sales count alone.

TOP SALES The period's highest-priced transaction was a condominium unit at 201 Treasure Island Rd Unit 201 Bldg 2, which sold for $570,000 on Aug. 18. PNL Realty Corp sold the unit to Andre J. and Kelly E. Melnychuk.

At 212 School St, Gert Dervishaj sold the property to TD Bank NA for $320,000 on Aug. 17.

Rocket Mortgage LLC sold 10 Elm St to Rohena Inc for $277,760 on Aug. 18, matching the period's median sale price exactly.

At 32 Nelson St, sellers listed in deed records as Stephanie and Jessica Freitag sold the property to BankESB for $50,000 on Aug. 17.

The smallest disclosed sale was 0 Westwood Rd, which Thomas R. Ciesla sold to Realty Resq LLC for $10,000 on Aug. 18.

NEIGHBORHOOD BREAKDOWN Two separate deeds were recorded for the same Treasure Island Road property on Aug. 18: the $570,000 condominium unit sale and a second transfer of 201 Treasure Island Rd with PNL Realty Corp listed as seller and no price disclosed. No other street in the dataset had more than one recorded transfer.

Among the five sales with disclosed prices, four fell under $500,000: 10 Elm St, 212 School St, 32 Nelson St and 0 Westwood Rd. One sale, the Treasure Island Road condominium, fell in the $500,000-to-$1 million range. No disclosed sales exceeded $1 million.

MARKET NOTES Ten of the 16 recorded deeds listed a bank or mortgage-related entity, including Mortgage Electronic Registration Systems Inc, Rocket Mortgage LLC, TD Bank NA, BankESB, Countrywide Home Loans Inc, Semper Home Loans Inc, Guaranteed Rate Inc, Webster First Federal Credit Union, SoFi Bank NA, Wells Fargo Bank NA or Freedom Mortgage Corp, as either grantor or grantee. Of those 10, only three (the Elm Street, School Street and Nelson Street sales) carried a disclosed price; the other seven did not.

The Treasure Island Road unit was the only property in the dataset identified with a unit and building number, indicating a condominium transfer. Deed records did not include bedroom, bathroom or square footage data for any property in this period.

Given that 11 of the 16 recorded deeds did not disclose a sale price, the available data is too limited to characterize overall market direction for the period.
