Limited price data shows disclosed Paxton sales range $94,971 to $200,000

PAXTON -- Fourteen property deeds were recorded in Paxton between Aug. 14 and Sept. 12, but only two disclosed a sale price, limiting what can be said about the town's overall market conditions this period.

MARKET OVERVIEW Worcester County Registry of Deeds records show 14 transactions recorded in Paxton during the period. Of those, only two, both involving lender or bank parties, disclosed a sale price: $94,971 and $200,000. The stated median of $147,485 reflects the midpoint of those two disclosed prices only, not the full set of 14 transactions. Because 12 of the 14 recorded deeds did not disclose a price, the raw count of 14 filings should not be read as a signal of an active or quiet resale market; it primarily reflects the volume of deed activity, which includes bank, trust and family transfers alongside standard sales.

TOP SALES 114 Holden Rd. sold for $200,000, recorded Aug. 25. The seller was Timothy B. McDonnell; the buyers were T Bank and Traders Trust Co. Bed, bath and square footage figures were not available in the deed record.

A Paxton property, listed in the deed record without a street address, sold for $94,971, recorded Aug. 26. The sellers were Andrew Pierce and Kristina Pierce; the buyers were Lakeview Loan Servicing LLC and Dart Collateral Manager LLC.

No other transactions in the period disclosed a sale price, so no further properties can be ranked by price.

NEIGHBORHOOD BREAKDOWN Pleasant Street saw the most activity of any street in the period, with four deeds recorded: 707 Pleasant St. (Aug. 21), and 620 Pleasant St., 727 Pleasant St. and 376 Pleasant St., all recorded Aug. 19. None disclosed a sale price. The 620 Pleasant St. transfer listed the Paxton Municipal Light Department as buyer.

Holden Road had two recorded transfers: 72 Holden Rd. (Aug. 31, price not disclosed) and 114 Holden Rd. (Aug. 25, $200,000, detailed above).

The remaining eight deeds were spread across individual streets with a single transaction each: Grove Street, Curtis Parkway, Tanglewood Road, Maple Street, Jefferson Drive, Asnebumskit Road, Marshall Street and the address-not-specified Paxton parcel. None of these disclosed a sale price.

Two transfers appear to be transactions within the same family or trust rather than open-market sales: the Sept. 1 transfer of 30 Curtis Pkwy. from Gerald N. Prachniak, trustee, and the Prachniak Living Trust, and the Aug. 18 transfer of 9 Jefferson Dr. from Charles O. Kingsbury and Kathryn L. Kingsbury to Kathryn L. Kingsbury, trustee, and Charles O. Kingsbury, trustee. A similar pattern appears in the Aug. 25 transfer of 16 Tanglewood Rd., from Love A. Kanyi, trustee, to Love A. Kanyi individually.
