Leicester's five priced home sales span $8,947 to $390,000 in August

LEICESTER -- Twelve property transfers were recorded in Leicester between Aug. 14 and Sept. 12, but only five carried a disclosed sale price, leaving most of the month's activity undocumented in dollar terms. The five disclosed sales ranged from $8,947 to $390,000.

MARKET OVERVIEW The Worcester County Registry of Deeds recorded 12 property transfers in Leicester during the period, but only five, 42 percent, listed a consideration amount. Among those five, prices ranged from $8,947 to $390,000, with a median of $124,000. The remaining seven transfers, including several involving banks and credit unions as grantor or grantee, were recorded without a disclosed price. With just five priced transactions, the raw count offers limited basis for judging whether the period was active or quiet; the total volume of 12 recorded deeds includes multiple mortgage-related and family or trust transfers alongside the priced sales.

TOP SALES The month's highest-priced transaction was 11 King St. Ext., which sold for $390,000 on Aug. 14. Sellers Joseph Mastrorio and Meaghan E. Mastrorio transferred the property to Bank of America NA and Mortgage Electronic Registration Systems Inc.

18 Carleton Rd. sold for $351,920 on Aug. 17. Seller Stephanie Soden transferred the property to Cornerstone Bank.

162 Paxton St. sold for $124,000 on Aug. 14. Sellers Jason Blaxland and Janessa Martin transferred the property to Country Bank for Savings.

A property listed only as "Leicester, MA," with no street address given in the deed record, sold for $15,000 on Aug. 17. Seller Christopher L. Barrows transferred it to Richard Fay Miller and Sandra Louise Miller.

54 Grove St. sold for $8,947 on Aug. 17. Sellers Sadie J. Field and Sadie Field transferred the property to All One Credit Union.

NEIGHBORHOOD BREAKDOWN No street had more than one disclosed-price sale during the period. However, two separate deeds reference the same King Street Ext. address, listed in the records as "11 King St. Ext." and "11 King St. Ex.," both recorded Aug. 14: the $390,000 sale to Bank of America NA and MERS, and a separate, price-undisclosed transfer from Carol A. Fay, trustee, to the Greenleaf Family Irrevocable Trust.

By price tier among the five disclosed sales: two transactions fell under $50,000 (54 Grove St. at $8,947 and the unaddressed Leicester parcel at $15,000); one fell between $50,000 and $200,000 (162 Paxton St. at $124,000); and two fell between $200,000 and $400,000 (18 Carleton Rd. at $351,920 and 11 King St. Ext. at $390,000).

The seven price-undisclosed transfers span Marshall Street, Woodland Road, Charles Street, King Street Ext., Paxton Street area (Ackley Drive), Rawson Street and Fairview Drive, with no concentration on any single street.

MARKET NOTES Deed records do not include beds, baths or square footage for these transfers, so no price-per-square-foot comparison is possible. Eight of the 12 recorded transfers, two-thirds of the total, listed a bank or credit union as either grantor or grantee, including Cornerstone Bank, All One Credit Union, Santander Bank NA, AllCom Credit Union, Bank of America NA, Country Bank for Savings, JPMorgan Chase Bank NA and Webster Bank NA. Two transfers followed a pattern consistent with family or trust transactions: Michael R. Benson to Michael J. Benson at 24 Ackley Dr., and Carol A. Fay, as trustee, to the Greenleaf Family Irrevocable Trust at 11 King St. Ex. Neither deed disclosed a sale price. One transfer, 89 Charles St., involved two corporate sellers, Amanda Bittencourt and APB Sales Consulting LLC, transferring to Everbright LLC, also without a disclosed price.
