LANCASTER -- Eleven properties changed hands in Lancaster between Sept. 11 and Oct. 10, according to Worcester County Registry of Deeds records, but sale prices have been recorded for only three of those transactions so far.

MARKET OVERVIEW The registry recorded 11 property transfers in Lancaster during the period. Of those, three carry a recorded sale price, ranging from $63,269 to $635,000, with a median of $376,628 among the three. The remaining eight transfers show price not yet available, which typically means the figure has not yet reached the registry and should appear within about a week. With only three of 11 transactions priced so far, it is too early to characterize the month's overall price trend from this dataset alone.

TOP SALES The highest-priced recorded transaction was a $635,000 sale in Lancaster on Sept. 17, with Kenneth G. Erickson and Pamela G. Erickson as sellers and GFA Federal Credit Union as buyer; no street address was listed for this entry. The second-highest was 132 Kilbourn Rd., which sold for $376,628 on Sept. 11, with Wood Trust Investment LLC as seller and Optimus Capital Inc. as buyer. The third was 284 Mill St., which sold for $63,269 on Sept. 11, with Alexander Paul Cayer and Alexander Cayer as sellers and Dart Collateral Manager LLC and Lakeview Loan Servicing LLC as buyers. The remaining eight transfers in the period do not yet have recorded prices.

NEIGHBORHOOD BREAKDOWN Kilbourn Road saw two transfers in the period: 65 Kilbourn Rd. (sold Sept. 14, price not yet available) and 132 Kilbourn Rd. ($376,628, sold Sept. 11).
