Hubbardston's $425,000 Top Sale Anchors a Month of Thin Pricing Data

Hubbardston recorded 10 property transfers between Sept. 4 and Oct. 3, but only three carry a posted sale price so far, ranging from $50,000 to $425,000 with a median of $170,000. The month's top recorded sale was a $425,000 transfer to James A. and Erin R. Severens from trustees Stanle…

HUBBARDSTON -- Ten deeds were recorded at the Worcester County Registry of Deeds for Hubbardston properties between Sept. 4 and Oct. 3, but pricing information has so far posted for just three of them, ranging from $50,000 to $425,000.

MARKET OVERVIEW

The registry recorded 10 property transfers in Hubbardston during the four-week period. Of those, three carry a recorded sale price so far: $50,000, $170,000 and $425,000, producing a median of $170,000. The other seven are logged without a price, which typically means the figure has not yet reached the registry's public data, usually within about a week of recording. Ten transfers in four weeks is a modest total for a town of Hubbardston's size, pointing to steady but unremarkable turnover rather than a surge in activity.

TOP SALES

The month's highest-priced transaction was a $425,000 sale recorded Sept. 11, with no street address specified beyond the town. Stanley J. Suchocki and Elizabeth A. Suchocki, as trustees, sold the property to James A. Severens and Erin R. Severens.

The second-highest recorded sale was 20 Main St., which sold for $170,000 on Sept. 4. Gael Moncoeur and Shannon Moncoeur were the sellers; IC Federal Credit Union is listed as the buyer.

The third recorded sale was 122 Worcester Rd., which transferred for $50,000 on Sept. 8. Ann Dilling and Jack E. Dilling were the sellers; Operative Bank is listed as the buyer.

Seven additional deeds were recorded without a price yet available: 15 Thompson Rd. (Sept. 11), 22 Moosehorn Cir. Unit 22 (Sept. 11), 43 Birches Rd. (Sept. 11), 45 Seminole Ave. (Sept. 10), 19 South Cove Rd. (Sept. 10), 19 South Cove Rd. Unit 19 (Sept. 10) and 44 Underwood Rd. (Sept. 4).

NEIGHBORHOOD BREAKDOWN

By price tier among the three recorded sales: one transfer was under $100,000 (122 Worcester Rd., $50,000), one fell between $100,000 and $300,000 (20 Main St., $170,000), and one landed between $300,000 and $500,000 (the $425,000 Severens purchase).

One street-level pattern stands out regardless of price: two separate deeds list 19 South Cove Rd. as the address, one for the property generally and one specifically for "Unit 19," both recorded Sept. 10 with different sellers, Nancy A. Burgess and James J. Eisenlord. That indicates the property includes more than one conveyable unit.

The remaining seven unpriced addresses, Thompson Road, Moosehorn Circle, Birches Road, Seminole Avenue and Underwood Road, are each represented by a single deed and show no other street-level overlap in this period's data.

MARKET NOTES

Beds, baths and square footage are not available from deed records for any of the 10 transfers.

At least two of the 10 deeds involve a condominium unit specifically, 22 Moosehorn Cir. Unit 22 and 19 South Cove Rd. Unit 19, indicating the month's transfers include a mix of condominium and other property types.

Financial institutions appear as a party in several deeds: Cornerstone Bank is listed as a seller at 15 Thompson Rd., Operative Bank is listed as the buyer at 122 Worcester Rd., and Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage are both listed on the 44 Underwood Rd. deed. That is consistent with mortgage-related filings such as discharges, assignments or bank-involved transfers rather than conventional owner-to-owner sales, though the deed data does not specify the transaction type further.

Two deeds show the same individuals, James A. Severens and Erin R. Severens, appearing as buyers in the $425,000 sale and as sellers on the 43 Birches Rd. transfer, both recorded Sept. 11.

Richard J. Burns Sr. and a Burns Trust are both listed on the 45 Seminole Ave. deed, recorded Sept. 10, indicating a within-family or trust-related transfer.
