HARDWICK -- Worcester County Registry of Deeds records show seven property transfers in Hardwick between Sept. 11 and Oct. 10, but only three carried a recorded sale price by the time of this report. Prices on the remaining four sales had not yet reached the registry.

MARKET OVERVIEW

Seven deeds were recorded in Hardwick during the period. Three of the seven list a sale price, ranging from $130,000 to $220,000, with a median of $190,000 among those three. The other four sales show price not yet available. With only three of seven transactions priced, the raw count by itself does not indicate whether the broader period was active or quiet; a fuller picture should emerge as outstanding prices are recorded.

TOP SALES

817 Turkey St. sold for $220,000 on Oct. 7. The seller was James L. Stafford and Karen R. Stafford; the buyer was Monson Savings Bank.

608 Main St. sold for $190,000 on Oct. 7. The seller was Julie J. Podbelski and Julie Podbelski; the buyer was North Brookfield Savings Bank.

A Hardwick property sold for $130,000 on Oct. 8. The seller was Melissa A. Kanozek and Joshua J. Kanozek; the buyer was Westfield Bank.

No other sales in the period have a recorded price.

NEIGHBORHOOD BREAKDOWN

Turkey Street accounted for two of the seven recorded transfers: 817 Turkey St. ($220,000) and 1042 Turkey St. (price not yet available). No other street had more than one recorded transfer in the period. Among the three sales with recorded prices, all fell in the $130,000-to-$220,000 range, consistent with a single price tier for this period's priced sales.

MARKET NOTES

All three transactions with a recorded sale price listed a bank as the buyer: Westfield Bank, Monson Savings Bank and North Brookfield Savings Bank, respectively. Two of the four transfers without a recorded price also involved mortgage-related entities as grantor or grantee: Mortgage Electronic Registration Systems Inc. and Amerisave Mortgage Corp. on the 1952 Barre Rd. transfer, and Homebridge Financial Services Inc. and Mortgage Electronic Registration Systems Inc. on the 1042 Turkey St. transfer. One transfer, 16 Birch St., moved from Cheryl A. Nicholson to the Birch Street Mortgage Realty Trust. Another, 152 River Run, moved from Timothy D. Pollard to Jillian R. Pollard, a transfer between individuals who share a surname. No bed, bath or square-footage data was available from the deed records for any property in this period.
