Grafton Home Prices Range From $100,000 To $200,000 In Early Recordings

GRAFTON -- Fourteen property transfers were recorded in Grafton during the four-week period ending Oct. 10, but sale prices have posted for only four of them so far, a reminder that price data typically lags the recording date by about a week.

MARKET OVERVIEW

The Worcester County Registry of Deeds recorded 14 property transfers in Grafton during the period. Of those, four carry a posted sale price so far: $100,000, $100,000, $172,000 and $200,000, for a full range of $100,000 to $200,000 and a median of $136,000. The remaining 10 transfers show no price yet, consistent with the registry's typical lag rather than any withholding of information. Because 71 percent of the period's transfers are still awaiting price data, the raw count of 14 recorded deeds is the clearest available measure of activity for now; whether that represents an active or quiet period cannot be judged from price data alone until more considerations post.

TOP SALES

The highest-priced recorded sale was 23 Virginia Circle, which sold for $200,000. Richard P. Brennan and Joann M. Brennan were the sellers; Homefield Credit Union was the buyer. A Grafton property with no street address listed in the deed record sold for $172,000; Alex and Jessica Jarmakani were the sellers, and Santander Bank NA was the buyer. Two sales tied at $100,000: 26 Cherry Lane, Unit 119, sold by Michelle Rivera and Jose Eric Rivera to Millbury Federal Credit Union, and 33 Bernard Road, sold by Sarah Lawrence to Citizens Bank NA.

NEIGHBORHOOD BREAKDOWN

Providence Road accounted for two of the period's transfers, at 319 Providence Road, Unit A, and 85 Providence Road; neither has a recorded price yet. The remaining 12 transfers were spread across individual streets, including Cherry Lane, Nottingham Road, Cold Spring Drive, Virginia Circle, Bernard Road, Upton Street, South Street, Adams Road, Countryside Road, Robert Circle and Sean Mikeal Way, with no other street repeating. Among the four sales with a recorded price, all fell in the $100,000-to-$200,000 band; no transfer in this period has posted a price above $200,000.

MARKET NOTES

Eleven of the 14 recorded transfers listed a bank, credit union, or mortgage-registration company, such as Mortgage Electronic Registration Systems Inc. or Quicken Loans LLC, as either grantor or grantee, rather than two individual parties on both sides. Only two transfers, at 17 South Street and 92 Adams Road, recorded individuals as both seller and buyer. Three of the period's addresses include unit numbers, 26 Cherry Lane Unit 119, 68 Nottingham Road Unit 68 and 319 Providence Road Unit A, indicating condominium units rather than single-family homes; the rest of the addresses are listed without unit designations.
