Four disclosed Sturbridge sales range from $25,000 to $380,000

STURBRIDGE -- The Worcester County Registry of Deeds recorded 16 property transfers in Sturbridge between June 19 and July 18, but sale prices were disclosed in only four of them, limiting a full picture of the local market this period.

MARKET OVERVIEW Sixteen sales were recorded during the period. Among the four transactions with a disclosed sale price, prices ranged from $25,000 to $380,000, with a median of $62,500. Price was not disclosed for the remaining 12 of 16 deeds, or 75% of the period's transfers. Given that three of every four transactions carried no reported price, the raw count of 16 recorded deeds does not, on its own, indicate whether the period was active or quiet by dollar volume.

TOP SALES 83 Allen Road sold for $380,000 on June 24. Daniel V. Sciaraffa and Roeshell Y. Sciaraffa were the sellers; Amerisave Mortgage Corp and Mortgage Electronic Registration Systems Inc were listed as buyers of record.

10 Wedgewood Road sold for $75,000 on June 24. Brigitte Sterf, also listed as Brigitte C. Esposito, was the seller; BankESB was the buyer.

A Sturbridge property, listed in the registry without a street address, sold for $50,000 on June 24. James Toland was the seller; Mortgage Electronic Registration Systems Inc and Rocket Mortgage LLC were listed as buyers.

10 Bates Hill Road sold for $25,000 on June 24. Eliah Lugo was the seller; Guild Mortgage Co LLC and Mortgage Electronic Registration Systems Inc were listed as buyers.

These four transactions were the only ones in the period with a disclosed sale price; the remaining 12 deeds are listed below by location.

NEIGHBORHOOD BREAKDOWN Stallion Hill Road accounted for three of the period's 16 deeds -- at 139, 52 and 94 Stallion Hill Road, all recorded June 23 -- more than any other street in the dataset. None of the three disclosed a sale price. The 52 Stallion Hill Road deed listed Sturbridge Town and Sturbridge Town Trails as sellers.

Among the four disclosed-price sales, one exceeded $300,000 (83 Allen Road, $380,000), two fell between $50,000 and $100,000 (10 Wedgewood Road and the unaddressed Sturbridge property), and one was under $50,000 (10 Bates Hill Road, $25,000). The remaining 12 sales, spread across Paradise Lane, Old Farm Road, Clark Road, Brookfield Road, Sturbridge Hills Road, Woodside Circle, Breaknec­k Road, Woodlawn Drive and New Boston Road, carried no disclosed price and cannot be sorted into a tier.

MARKET NOTES Bed, bath and square-footage data were not available from the deed records for any of the 16 transactions.

A mortgage-related entity -- Mortgage Electronic Registration Systems Inc, Rocket Mortgage LLC, Amerisave Mortgage Corp, Guild Mortgage Co LLC, JPMorgan Chase Bank NA, Wells Fargo Bank NA, Bank of America NA or Operative Bank -- appears as a seller or buyer of record in nine of the 16 deeds recorded this period, including the transfers at 83 Allen Road, 10 Bates Hill Road, 139 Stallion Hill Road, 23 Sturbridge Hills Road, 28 Woodside Circle, 61 Breakneck Road, 13 Woodlawn Drive, 208 New Boston Road and the unaddressed Sturbridge property.

Michelle A. Schroth is listed as seller in two of the period's deeds, at 55 Brookfield Road and 208 New Boston Road. No sale price was disclosed for either.

Given that 75% of this period's transactions did not disclose a sale price, the four-sale price range and median above should be read as a partial snapshot of Sturbridge's June-July market, not a full accounting of transaction values.
