Westborough Affordable Housing Trust chair briefs Council on Aging on $9 million Pulte settlement and senior center funding potential. Alan Edmure, former selectman and chair of the Westborough Affordable Housing Trust, told the January 12 Council on Aging that three to five million dollars of a $9 million Del Webb/Pulte settlement — negotiated after state policy changes blocked certification of affordable units — could be directed by Town Meeting toward senior center upfitting costs, reducing the need to borrow. The trust has transferred $1.8 million of that fund to affordable housing programs to date, including a subsidy that pushed 1830 Lyman Street's affordable unit count from 26 to 33, lifting Westborough's subsidized housing inventory projection to between 12.8 and 13 percent by 2030 — well above the state's 10 percent Chapter 40B threshold.

Edmure said the trust's first completed ownership-affordable home, a three-bedroom house that sold for $247,900 against neighborhood comparables of $440,000 to $480,000, is weeks from closing after a 47-household lottery. The council separately tabled its December 2025 minutes after members identified omissions, including discussion of the new senior center and a WRTA rider-satisfaction survey.
