Same Milford Property Sells Twice In One Day For $400,000, Then $150,000

MILFORD -- Ten properties changed hands in Milford between Aug. 7 and Sept. 5, according to deeds recorded at the Worcester County Registry of Deeds, but a sale price was disclosed in only two of those transactions, both involving the same address on Mount Pleasant Street.

MARKET OVERVIEW Of the 10 recorded transfers, two included a sale price: $150,000 and $400,000, producing a full price range of $150,000 to $400,000 and a median of $275,000. The other eight transfers, covering properties on Fountain, Depot, West, Central and Dolan streets, Congress Street and a third filing on Mount Pleasant Street, did not disclose a consideration amount, which is common for deeds involving trusts, estates, mortgage assignments or intra-family transfers. All 10 deeds in this dataset carry a recorded date of Aug. 7, 2026, the first day of the reporting period. A buyer name was not listed in five of the 10 records, and one filing did not include a street address. With price data available for just two of 10 sales, the raw count of 10 recorded transfers is the only reliable volume indicator for the period; it does not by itself show whether the local market was more or less active than other periods.

The same address, recorded in a separate deed as 44 Mt Pleasant St., sold the same day for $150,000. The seller was Vineyard Point Ventures Inc.; the buyer was Corinne A. Iacovelli. No other transaction in the dataset disclosed a sale price. The remaining eight filings, at an unlisted Milford address, 9 Fountain St., 84 Depot St., 171 West St., 68 Central St., 44 Mount Peasant St., 31 Dolan Rd. and 175 Congress St., reported price not disclosed, so a full ranking of three to five sales by price is not possible for this period.

NEIGHBORHOOD BREAKDOWN Mount Pleasant Street was the only address to generate more than one deed this period: three separate filings touched the property at 44 Mount Pleasant St., also recorded as 44 Mt Pleasant St. and 44 Mount Peasant St. Two of those three filings carried disclosed prices; the third did not. Corinne A. Iacovelli appears as either buyer or seller in all three filings. No other street had more than one recorded transfer among the 10 deeds. A fourth filing, at 68 Central St., listed Rockland Trust Co. and OA Homes LLC as sellers with no buyer named in the record. The three Mount Pleasant Street filings, all recorded the same day and all involving Corinne A. Iacovelli, show a single property changing hands more than once within the period; the deed data does not indicate why. Buyer names were also absent from the records for an unaddressed Milford filing, 31 Dolan Rd. and 175 Congress St. No bedroom, bathroom or square-footage figures were available for any property in this dataset, so no price-per-square-foot comparison could be made.
