Millbury Deed Filings Show Wide Price Gap With Limited Sale-Price Disclosure

MILLBURY -- Fifteen deeds were recorded on Millbury properties between Aug. 7 and Sept. 5, but only two included a disclosed sale price, both between $300,000 and $700,000, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW Of the 15 transactions recorded in the period, only two, or about 13%, included a disclosed consideration amount. Those two prices ranged from $323,000 to $658,750, producing a median of $490,875. The remaining 13 deeds listed no sale price, which is common for mortgage assignments, financial-institution transfers, and family or trust transactions, a category that made up a sizable share of this period's filings. Fifteen recorded deeds over four weeks is a notable volume by raw count, but with pricing disclosed for only two transactions, the underlying value trend in Millbury cannot be assessed from this data set alone.

TOP SALES The highest-priced transaction of the period was a Millbury property that sold for $658,750 on Aug. 10. Bruce and Hannah Kozlowski were listed as sellers; the buyers were recorded as Novus Home Mortgage and Mortgage Electronic Registration Systems Inc. No street address was provided for this transaction in the recorded deed data.

The second disclosed sale was 8 Sullivan Place, which sold for $323,000 on Aug. 7. Sonia Linhares Silva and Fabricio Aredes were listed as sellers; the buyers were recorded as CrossCountry Mortgage LLC and Valere Financial.

No other transactions in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Wheelock Avenue saw two recorded transactions: 163 Wheelock Ave. (Aug. 10, price not disclosed) and 204 Wheelock Ave. (Aug. 10, price not disclosed). South Main Street also had two recorded transactions: 120 S. Main St. (Aug. 10, price not disclosed) and 100 S. Main St. (Aug. 7, price not disclosed). West Main Street had one recorded transaction, at 387 West Main St. (Aug. 11, price not disclosed). The remaining nine recorded properties, on Miles Street, Upton Street, Nightview Place, Phillips Drive, Heather Avenue, Horizon Drive, Brian Circle and Dolan Road, were each standalone transactions with no street-level pattern. Of the two disclosed sale prices, one fell in the $300,000-to-$500,000 tier and one in the $500,000-to-$700,000 tier.

MARKET NOTES Financial institutions were listed as a party in a majority of this period's recorded deeds. Millbury Federal Credit Union appeared in three separate transactions (26 Nightview Place, 12 Phillips Drive and 8 Heather Avenue), Mortgage Electronic Registration Systems Inc. appeared in three (23 Upton Street, the $658,750 Millbury sale and 100 South Main Street), and Homefield Credit Union and Millbury National Bank each appeared once (5 Brian Circle and 204 Wheelock Avenue, respectively). Two transactions in the period involved a transfer within the same family or estate rather than to an outside buyer: the Nancy Rand Life Trust transferred 24 Horizon Drive to Nancy L. Rand as trustee on Aug. 10, and the estate of Robert L. Herriage transferred 163 Wheelock Avenue to Deborah A. Gemme on Aug. 10.
