LEICESTER -- Thirteen property transfers were recorded at the Worcester County Registry of Deeds for Leicester between Aug. 7 and Sept. 5, but only five carried a disclosed sale price, ranging from $48,700 to $450,000. The rest were bank, trust or trustee transfers filed without a stated consideration amount.
MARKET OVERVIEW Thirteen deeds were recorded during the period. Of those, five disclosed a sale price, ranging from $48,700 to $450,000, with a median of $180,000. The remaining eight transfers, several involving banks or trusts as grantor or grantee, carried no disclosed consideration, which is common for foreclosure-related deeds, trustee transfers and mortgage assignments. With only five priced sales across a four-week window, and eight of 13 recorded transfers lacking a price altogether, the raw count is too small and too skewed toward undisclosed-price filings to characterize the period as active or quiet.
TOP SALES The period's highest-priced transaction was a $450,000 sale recorded Aug. 10. Robert W. Cortes and Laura D. Cortes were the sellers; the buyers were Andrew L. Geller, as trustee, and the Jeffrey Geller Special Needs Trust. 370 Marshall St. sold for $367,500 on Aug. 10. Alan Herman and Kathleen A. Herman were the sellers; the buyers were Golden Empire Mortgage Inc. and Mortgage Electronic Registration Systems Inc. 112 Charlton St. sold for $180,000 on Aug. 7. Joseph F. Mayo and Cynthia A. Mayo sold the property to Operative Bank. 25 Laurelwood Ave. sold for $100,000 on Aug. 7. The seller was recorded as Rilee A. Rodgers, also listed as Rilee A. Brindisi; the buyer was Cornerstone Bank. 23 South St. sold for $48,700 on Aug. 7. Samuel Agyakwa was the seller; the buyers were Operative Bank and Mortgage Electronic Registration Systems Inc.
NEIGHBORHOOD BREAKDOWN Old Stafford Turnpike accounted for two of the period's 13 transfers, at 6 Old Stafford Tpk. and 9 Old Stafford Tpk., both recorded Aug. 7. Mark Holmes and Nayla Annette Holmes, in individual and trustee capacities, appear as grantor and grantee across the two deeds. No other street had more than one recorded transfer this period. Among the five sales with a disclosed price, one fell under $100,000 (23 South St. at $48,700), two fell between $100,000 and $200,000 (25 Laurelwood Ave. and 112 Charlton St.), and two exceeded $300,000 (370 Marshall St. and the $450,000 Cortes-to-Geller sale). Among the five sales that did disclose a price, three named a bank as buyer: Operative Bank, on both 112 Charlton St. and 23 South St., and Golden Empire Mortgage Inc. together with Mortgage Electronic Registration Systems Inc., on 370 Marshall St. Other deeds reflect transfers within a family or trust structure rather than a sale to a new owner. Beyond the Old Stafford Turnpike pair, the Jeffrey Geller Special Needs Trust and Andrew L. Geller, as trustee, appear on both sides of the period's top-priced purchase and, in a separate deed, as grantor and grantee on 488 Pleasant St. Pamela A. Price, as trustee, also transferred 9 Maple Lane to Charles E. Triba with no price disclosed.
