Lancaster August Sales Show Just One Disclosed Price Among 11 Deeds

LANCASTER -- Eleven properties changed hands in Lancaster between Aug. 7 and Sept. 5, according to deeds recorded at the Worcester County Registry of Deeds, but sale prices were withheld from the public record in all but one transaction, leaving the month's housing activity difficult to price out beyond a single disclosed sale.

MARKET OVERVIEW

The registry recorded 11 property transfers in Lancaster during the period. Only one of those 11 deeds, or roughly 9 percent, listed a consideration amount: $100,000 for a condominium unit on High Street Extension. Because that is the only disclosed figure, the price range and the median sale price for the month are both $100,000, a reflection of the single reported transaction rather than a broad market read. Raw sales count alone shows steady deed activity for a small town over a four-week span, but with pricing undisclosed for the other 10 transfers, the period cannot be characterized as active or quiet based on value.

TOP SALES

The only transaction with a disclosed price was 136 High St. Ext., Unit 600, which sold for $100,000 on Aug. 10. Wicked Smart Properties LLC was the seller and Raymond K. Sauls was the buyer.

No other sale price was disclosed, so the remaining transfers cannot be ranked by value. Among the transactions with both a seller and buyer named in the deed: a Lancaster property (no street address listed) transferred Aug. 11 from James T. Russell and Concetta M. Russell to James T. Russell, trustee, and Concetta M. Russell, trustee, price not disclosed. At 123 Parker Rd., Donna L. Berthiaume sold to New England Water Heater Co. Inc. on Aug. 10, price not disclosed. At 36 Silver St., Wells Fargo Bank NA sold to Freedom Mortgage Corp. on Aug. 7, price not disclosed. At 136 High St. Ext., Raymond K. Sauls and Cherri A. Sauls were listed as sellers on Aug. 10, price not disclosed and no buyer named in the record.

NEIGHBORHOOD BREAKDOWN

Parker Road had two recorded transfers: 334 Parker Rd. (Aug. 12, seller Workers Federal Credit Union, prior owner Richard A. Cole) and 123 Parker Rd. (Aug. 10, Berthiaume to New England Water Heater Co. Inc.). Both were price not disclosed.

High Street Extension also had two transfers on the same day, Aug. 10: the Unit 600 condominium sale for $100,000, and the adjacent 136 High St. Ext. property, on which Raymond K. and Cherri A. Sauls were listed as sellers, price not disclosed.

Two deeds involved the Russell name: 159 Nicholas Dr. (Aug. 11, James T. Russell, trustee, listed as seller alongside James T. Russell) and the unaddressed Lancaster parcel that moved from James T. and Concetta M. Russell into a trust in their names, also Aug. 11.

The remaining transfers, at 30 S. Meadow Rd., 17 Old Common Rd., 83 Fitch Rd. and 2031 North Main St., were each on distinct streets with no repeat pattern.

MARKET NOTES

Three of the 11 recorded deeds were transfers into or within a trust rather than named buyer-to-buyer sales: the Lancaster parcel moved from James T. and Concetta M. Russell to a Russell trust; 17 Old Common Rd. transferred from Daniel E. Creighton, trustee, to the Creighton Realty Trust; and 83 Fitch Rd. transferred from the Laura L. Woessner Revocable Trust to Laura L. Woessner, trustee. Deed data does not indicate the motivation behind these transfers.

Financial institutions appeared as sellers in three of the 11 deeds: Wells Fargo Bank NA at both 30 S. Meadow Rd. and 36 Silver St., and Workers Federal Credit Union at 334 Parker Rd. One transfer, at 2031 North Main St., listed Lancaster Town Conservation among the sellers, alongside Kimberly Oliveira, trustee.

One property, 136 High St. Ext. Unit 600, carried a unit designation indicating a condominium, distinct from the single-address listings elsewhere in the dataset. No bedroom, bathroom or square-footage figures were available from deed records for any of the 11 transactions, and price-per-square-foot comparisons could not be calculated as a result.
