Disclosed North Brookfield sale prices span $14,032 to $554,639 in August

NORTH BROOKFIELD -- Worcester County Registry of Deeds records show 17 property transfers in North Brookfield between Aug. 7 and Sept. 5, but sale prices were disclosed in only six of those filings, limiting what can be concluded about the town's overall market activity during the period.

MARKET OVERVIEW

Seventeen deeds were recorded in North Brookfield during the four-week period. Of those, six listed a consideration amount, ranging from $14,032 to $554,639, with a median of $41,017 among the disclosed sales. The remaining 11 transfers carried no listed price, a common feature of deed records rather than an indication those properties changed hands for free. With more than two-thirds of recorded transfers lacking price data, the disclosed figures do not represent a complete picture of the local market for the period.

TOP SALES

The largest recorded transaction, at $554,639, involved a property for which the deed record does not list a specific street address within North Brookfield. Richard A. Litchfield was the seller; Investment LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers, with the deed recorded Aug. 19.

At 10 Warren St., a property sold for $50,000 on Aug. 20. Robert M. and Sharon B. Flanigan were the sellers; Mortgage Electronic Registration Systems Inc. and LoanDepot.com LLC were the buyers.

At 15 Mount Guyot St., a property sold for $42,271 on Aug. 10. Jaqueline Ortiz was the seller; GoodLeap LLC and Dart Collateral Manager LLC were the buyers.

At 11 Birch St., a property sold for $39,763 on Aug. 17. Francis Derosier and Francis J. Derosier were the sellers; Massachusetts Electric Co. and National Grid were the buyers.

At 3 Bigelow St., a property sold for $38,817 on Aug. 7. James P. Nykiel was the seller; Urban Development was the buyer.

NEIGHBORHOOD BREAKDOWN

Warren Street had two recorded transfers during the period: 10 Warren St., which sold for $50,000, and 21 Warren St., where the price was not disclosed. No other street had more than one recorded transfer in this dataset. Among sales with disclosed prices, all six fell below $500,000, with five below $100,000 and one, the transaction without a listed street address, above $500,000.

MARKET NOTES

Mortgage Electronic Registration Systems Inc. appeared as a buyer or seller in six of the 17 recorded deeds, more than any other single party. Two transfers involved sellers sharing the same or a similar last name as a co-seller on the same deed: Francis Derosier and Francis J. Derosier at 11 Birch St., and William Williams and William R. Williams at 23 Spring St. One deed, at 58 Green Rd., recorded U.S. Bank Trust NA as trustee on both the granting and receiving side, transferring the property between two named trusts.
