Planning Board · Meeting of June 29, 2026

WEBSTER — The Webster Planning Board continued a used-car lot site plan hearing to July 27 after disputing whether refiled applications need material changes. Attorney Donald O'Neill, representing applicant Ahmad Rashid at 56 Main Street, argued no legal standard requires a "specifically and materially different" refiling for site plans, unlike special permits under Massachusetts General Laws Chapter 40A. The board agreed to seek a town counsel opinion before its next hearing.

Separately, the board approved a special permit with conditions for cannabis retailer signage at 4 Town Forest Road, signed off on a landscaped courtyard at 11A Gore Road for Commerce Insurance Company, and waived site plan review for a small office expansion at 224 Main Street. A special permit hearing for 15 Lakeview Road, tied to 48.6 percent impervious surface coverage, closed with a decision still pending.
