Dudley Planning Board Reorganizes, Re-Elects Durgin as Chairman for New Term

DUDLEY — June 24, 2026 — Dudley Planning Board reorganizes, seats two new members, and clears a West Main Street lot split. The board re-elected David Durgin as chairman and named Guy Horne vice chairman on a 3-0-1 vote at its June 24 meeting, while welcoming new members Spencer Bell and Pam Humphrey; Bell was unanimously appointed as Dudley's representative to the Central Massachusetts Regional Planning Commission. The board unanimously approved an Approval Not Required plan for 77 West Main Street, allowing applicant Alex Apostol to reconfigure four existing lots into one house lot and one separate buildable lot, both meeting Business-15 district requirements, with a single waiver granted on the profile of existing grades. Town Planner Bruce Webb flagged that the Stevens Mill redevelopment — approved in 2022 — faces an uncertain permit shelf life, a reduced parking count following Mass DEP comments, and a still-missing Tri-Valley egress agreement, saying the applicant's engineering team hoped to submit a revised plan in July. A Lyons Estates resident's written objection to the board's street-tree spacing decision is expected to prompt public comment at the July 8 meeting, where Webb will also present a formal written response.
