Zoning Board Denies Variance for Tax-Sale Lot
Zoning Board · Meeting of September 14, 2026
Bolton Zoning Board of Appeals denies variance for a tax-auction lot off Century Mill Road. Members Gerard Ahern, Andy Kishitz, Brian Holmes, Bradley Reed and Elizabeth Hutchins voted 5-0 twice: first to uphold Building Commissioner Mike Savago's determination that the undersized, 49,000-square-foot Lot 135 does not qualify as a grandfathered buildable lot, then to deny a variance that would have allowed construction anyway. Attorney Kim Crow, representing owner Fitzwilliam LLC, argued the hardship was "self-created" by the original subdivision developer, not her client, who bought the lot at a Bolton tax auction.
Abutters Rob Kohlklazer and Allison Hunt warned approval would set a precedent for other undersized lots in Century Mill Estates and strain the neighborhood's shared water system. Neighbor Alisa Templar Elites said any driveway there would exit onto "a very blind curve."
