Southborough Planning Board Releases Six Ruby Estates Lots, Approves Tree Planting Study

SOUTHBOROUGH — June 22, 2026 — Southborough Planning Board unanimously released six lots and accepted a surety bond at the Ruby Estates subdivision on Mount Vickery Road at its June 22 meeting. The board voted 5-0 to accept a Merchants Bonding Company surety agreement and to release all six lots from the subdivision covenant, allowing developer Mike Bartolini of Bartolini Builders to proceed with home construction and sales at the development permitted in 2021; the bond covers roughly $300,000 in remaining infrastructure work. The board also approved a $5,500 Davey Tree Group street tree survey proposal submitted by Town Tree Warden Chris Leroy, the first step toward a larger urban forest management plan, and appointed member Deborah Demuria as liaison to the long-range planning effort. Three separate votes on Turnpike Road properties extended or resolved temporary certificate of occupancy matters: a 90-day TCO extension was recommended for Beehive Storage at 250 Turnpike Road pending a new septic system, a full CO recommendation was issued for a contractor facility at 200 Turnpike Road upon receipt of a $30,000 surety agreement, and an engineer's certifying letter was accepted for Fresh Monkey at 118 Turnpike Road clearing its final permit condition.
