Milford Zoning Board approves two special permits, accepts third applicant's withdrawal

MILFORD — April 9, 2026 — Milford Zoning Board approves two residential special permits and accepts a variance withdrawal at its April 9 hearing. The board unanimously approved a special permit allowing Laura Biel Santos to add a second story to a nonconforming one-story Cape at 3 Colonial Road, conditioned on planting three three-inch caliper oak trees, after the Planning Board issued a favorable recommendation in February. Constellation Real Estate Investments, LLC, represented by Attorney David Bertnazzi and principal Mylon Naguera, withdrew without prejudice a variance request that would have allowed reconfiguration of merged lots at 12 East Walnut Street and 0 Leland Avenue into two parcels — one for an existing two-family structure and one for a new duplex with only 34 feet of frontage against a required 100 feet — after four neighbors spoke against the plan and board members signaled doubt about the hardship claim. The board also unanimously approved a special permit for Sanchez Realty, LLC, allowing owner David Sanchez to confirm two existing residential units already converted on the lower level of a commercial building at 17 Water Street, conditioned on two legal stacked parking spaces on each side of the building and reduction of a three-bedroom unit to two bedrooms.
