Zoning Board approves Howard Street in-law unit
Lunenburg Zoning Board approved an ADU variance and moved to fix a minutes backlog.
Zoning Board · Meeting of October 28, 2026
Lunenburg Zoning Board approved an ADU variance and moved to fix a minutes backlog. The board voted unanimously, 5-0, to grant Thomas and Kelly Prendergrast a special permit for 13 feet of side-setback relief to build a 720-square-foot attached accessory dwelling unit at 440 Howard Street, well under the state's 900-square-foot ADU cap. Applicant representative Greg Roy of Dillis and Roy said the unit would house Kelly Prendergrast's parents and require septic system upgrades under a pending Board of Health review.
Abutter Kevin O'Brien spoke in favor, calling ADUs "far more superior than having an in-law apartment." Separately, after a member said a search turned up no filed minutes "for a very, very long period of time," the board voted unanimously to formalize a policy requiring each meeting's presiding chair to sign off on that meeting's approved minutes before they go to the town clerk.
