Rutland Planning Board Holds Line on Tree Rules, Plans Lot-Size Review

Rutland Planning Board keeps subdivision rules on course and signals lot-size increases ahead. Vice Chair Timothy Nahrwold reported at the July 22 meeting that consultant Gabe of the Central Massachusetts Regional Planning Commission advised the board to leave its existing tree and driveway standards unchanged in the draft subdivision rules and regulations, finding no basis in other towns' regulations for requiring trees along the sides or rear of properties and cautioning that wider driveway standards could create traffic hazards on long approaches. The board voted 4-0 to approve its July 8 minutes and agreed the next substantive task will be amending minimum lot sizes in the town's R40 and R60 residential zones, with Member Alexander Maus assigned to survey standards in surrounding communities including Princeton, Oakham, Paxton, and Spencer.

Nahrwold said he wants updated regulations in place before new subdivision applications arrive, noting that Chair Norman Anderson is home recovering from a medical procedure. The board meets next on August 5, 2026, at 6 p.m. in the Town Hall annex.
