Lunenburg Zoning Board Unanimously Approves Garage Permit on Massachusetts Avenue

LUNENBURG — May 13, 2026 — Lunenburg Zoning Board unanimously approves special permit for two-story garage on Massachusetts Avenue. The board voted 6-0 at its May 13 meeting to grant Patricia Porter of 936 Massachusetts Avenue a special permit to construct a detached single-car garage with a finished room above, an expansion of the property's existing special-permitted single-family use in the village center district. Representative Jayma Baldwin of Pepperell told the board the upper floor would serve as a home office for Porter's husband, with electricity but no running water, and that the 20-foot structure would stand shorter than the existing 26-foot barn on the property. Building Official Brian Gingras had confirmed in a letter that the accessory structure required board approval because it is not expressly permitted in the village center district. No members of the public attended the hearing.
