Lunenburg Planning Board Endorses 24-Parcel Parmenter Road Lot Division

LUNENBURG — March 23, 2026 — Lunenburg Planning Board unanimously endorses 24-parcel Parmenter Road lot division, approves Amazon maintenance building. The board endorsed ANR-26-3 at 410 Parmenter Road, clearing a 23-lot residential subdivision past its first regulatory hurdle after surveyor Greg Roy of Dillis and Roy presented an updated plan renaming a residual parcel and documenting the legal status of Round Road through town clerk records. Board member Adam Costello brokered an informal agreement with the applicant to file future stormwater permit applications in phased groups of four or five lots, allowing completed individual lots to be released from the permit without requiring bonds on unbuilt portions — a framework Costello said was designed to prevent a repeat of a prior project that left "years of just chaos." The board also unanimously approved a 5,000-square-foot Fleet Services Center for Amazon's Intervale Road distribution facility, a three-bay vehicle maintenance building straddling the Lunenburg-Fitchburg town line, with construction hours capped at 7 a.m. to 5 p.m. weekdays. Abutter Gail Lawless of 21 Parmenter Street told the board that three proposed driveways opposite her lower-lying property already present drainage problems she expects will worsen.
