Grafton Planning Board reorganizes and splits outcomes on two ADU applications. The board unanimously elected Gregory Dalle-Molle as Chair and Justin Wood as Vice Chair at its June 8 meeting, with newly elected member Michael Bronk seated and named Clerk. The board closed the public hearing on a protected-use ADU application at 13 Meadowbrook Road — a barn conversion sought by Andrew and Lauren Deschenes — and directed staff to prepare a draft approval decision.
A second ADU hearing, for a roughly 700-square-foot second-floor garage conversion at 189 Brigham Hill Road sought by Tural Sultan, was continued to June 22 after Director of Planning and Community Development Christian D'Emilia flagged that the site plan does not document the gross floor area of the principal dwelling, information required to confirm the unit qualifies as a protected use under the state's ADU law. Board members also raised questions about whether the existing garage sits at or over the side property line. Director D'Emilia separately briefed the board on a cluster of upcoming deadlines, including an October 1, 2026, state requirement that towns accept consolidated clean-energy permit applications and a FEMA flood map update that will likely require a zoning bylaw amendment at Spring Town Meeting 2027.
