Berlin Planning Board approves Derby Road lot split, tables state energy bylaws. The board voted 4-0 to endorse a two-lot Approval Not Required plan on Derby Road presented by engineer Jason Gouillette for applicants Michael and James Holyoke, with lots of 4.69 and 23.93 acres. Members also spent much of the meeting fielding questions from a prospective buyer of a 167 West Street property bisected by the town's former rail bed, now leased to the state's Department of Conservation and Recreation for a planned rail trail.
The board pushed its zoning bylaw rewrite from the October town meeting to May 2026 and deferred any decision on state model bylaws for solar, battery storage and small nuclear facilities, saying members "would like more time to read." A 10-vehicle auto dealership proposed for 261 Pleasant Street was cleared of any further planning board review after the zoning board of appeals issued its own approval.
